Ryan Duke Properties buys houses for cash in Nationwide (40+ states). We are a small, owner-run investment company — not a franchise, not a call centre, and not an agent with a listing agreement in one hand.
Why we do this
Most of the houses we buy never touch the retail market. They come to us with a problem attached: an estate nobody wants to manage, a roof that failed after the last storm, tenants who stopped paying, a job that moved the owner 900 miles away, a divorce that made staying impossible.
A conventional sale is a terrible fit for those situations: months of showings, repair demands, financing that falls through, and a seller who is paying taxes, insurance and mortgage payments the whole time. A cash purchase solves the problem in days instead of seasons.
We buy because we can hold a property, carry the renovation, and take on the risk that a retail buyer won’t. In exchange we need a margin — which is why our offer is below full retail. We will always tell you how much below, and why.
How we make our money
We buy below market value, complete the repairs, and either resell the property or hold it in our portfolio. That spread is our revenue. You will never pay us a commission, a listing fee, a service charge, an upfront cost or a closing cost on your side of the table.
What working with us looks like
- One point of contact. You deal with the person who is actually buying the house.
- Same-day answers. If we need to check something with the title company or an attorney, you hear back the same day.
- Numbers you can audit. Ask for the comparable sales and the repair list behind any offer and you’ll get them.
- Straight answers about fit. If your house is turnkey and you have six months, an agent will probably net you more. We’ll tell you that.
Where we buy
We buy nationwide — 46 states directly, and the few that regulate assignment deals through a licensed local partner. Across all of them we look at major metros, secondary cities, and rural properties — single family homes, duplexes and small multifamily, mobile and manufactured homes on owned land, and land with or without a structure on it.

As-is only
We have never asked a seller to repair, paint, clean or stage a house. If we buy it, we take it exactly as we found it.
No pressure
Most of our offers are declined, and that is completely fine. Plenty of sellers keep the written number and use it as leverage with another buyer.
