From first call to cash in hand
Four simple steps, no surprises, and a written offer in 24 hours — here is exactly how buying your house works, including what we look at when we price it.
Step 1 — You tell us about the property
Call, text, or fill in the form. All we need to start is the address, a rough sense of the condition, and whether you’re the owner. If you’re not sure about any of it, that’s fine — most sellers aren’t, and it doesn’t slow anything down.
You don’t need to have decided to sell, and you don’t need to clear the house, fix anything, or get a single repair quote.
Step 2 — We do the homework and send a real number
Within about 24 hours we look at recent sales of similar homes in your area, the condition and the work the property needs, the costs of holding and reselling it, and current demand in your neighbourhood. Then we send a written cash offer — one clear number, and the terms in plain English.
Want to see the math? Ask. We’ll show you the comparable sales we used and the repair estimates we applied. A low offer you don’t understand helps nobody.
The offer is free, carries no obligation, and is normally valid for seven days. Use it as a benchmark even if you decide to list with an agent instead — plenty of sellers do exactly that.
Step 3 — We open escrow with a title company
If you accept, the paperwork starts. We use a licensed title company or closing attorney in your state, and they handle the purchase contract, the title search, the payoff of any mortgages or liens, and the settlement statement. You get copies of everything.
Because we buy with our own funds there is no lender, no appraisal, no buyer’s inspection report to satisfy, and no financing contingency that can collapse three weeks in. That is the real difference between a cash buyer and a “buyer who might get approved.”
Step 4 — You choose the closing date and get paid
Fastest we can move is about two weeks; most closings land in fourteen to thirty days. If you need longer — to find a new home, finish probate, wait for a lease to end, or simply because you’re not ready — we close on your date. We can also arrange for you to stay a few days after closing in some situations.
At closing the title company pays off any mortgages or liens, pays your other agreed costs, and wires the balance to you. There is no commission deducted because there is no agent involved on our side.
What we look at when we price your house
- Recent comparable sales in your immediate area — not a national average, and not a website’s automated estimate.
- Condition and repair costs: roof, HVAC, plumbing, electrical, foundation, windows, water intrusion, pest and mold issues.
- Back taxes, liens, code violations and HOA balances that need clearing at closing.
- Our costs: purchase, cleanout, repairs, holding period, resale costs and our margin.
- Market demand and how long a renovated property realistically takes to sell in your submarket.
What we will never do
- Charge you a fee to receive, review, or accept an offer.
- Ask you to make repairs, clean the property out, or pay for inspections.
- Lock you into a contract that lets us walk away while you can’t.
- Tell you a cash sale beats a listing when it doesn’t. Sometimes it doesn’t, and we’ll say so.
What a typical close looks like
| Day | What happens | What you do |
|---|---|---|
| Day 0 | You reach out — call, text or form | Answer a few questions |
| Day 1 | We research comps and repairs, send the written offer | Nothing — read it when you’re ready |
| Day 2–5 | Any questions answered, terms agreed | Ask us anything |
| Day 5–7 | Title company opens the file, orders title work | Provide ID and any estate documents |
| Day 7–21 | Title search clears, payoff figures confirmed, settlement prepared | Arrange your move or storage |
| Day 14–30 | Closing. Documents signed, funds wired | Pick up your cheque or wire |
Timelines depend on title work, mortgage payoff turnaround and any estate or legal matters involved. We tell you honestly if something will take longer.
