Ohio market guide →Where we buy — 46 states directly
The states below are ones we buy in ourselves. The four that regulate assignment contracts most tightly are handled through a licensed local partner — we still buy there, and the offer works the same way.
Through a licensed local partner: Illinois, New York, North Carolina and Pennsylvania. A handful of other states require extra written disclosures from anyone who buys and resells without living in the property — we make those disclosures in the contract, which is why you will see them spelled out before you sign anything.
Why nationwide — and what still decides a deal
What decides whether we can buy a house is condition, title and local demand. Not the state line, and not the city limit.
What does change from state to state is the paperwork: which disclosures are required, who has to witness what, and which title company closes it. We use local title companies and, where the rules demand it, a licensed local partner — so the mechanics are right wherever the house sits.
Coverage is not limited to the cities on the state pages below. If you are anywhere inside a state we cover, ask.
Selling in a state we haven’t listed?
Ask anyway. If it is one of the four we work through a partner, we will say so straight and put you in front of the right local person — no charge either way.
