Facing foreclosure? There may still be a way out
A missed payment turns into a notice, the notice turns into a court date, and suddenly there is a deadline you did not choose. The good news: a deadline with equity behind it is often still solvable.
If there is enough equity in the property, a cash sale can pay off the mortgage arrears, the lender’s fees and the payoff balance, and put the remaining money in your hands — usually before the auction date. That protects your credit from a completed foreclosure and, in many cases, leaves you with cash instead of nothing.
We are not attorneys and we will not pretend a sale fixes every situation. If there is no equity, if a bankruptcy is already in progress, or if the timeline physically cannot work, we will say so plainly and help you find the right professional — a HUD-approved housing counsellor, a foreclosure defence attorney, or your lender’s loss-mitigation department. Those services are free or low-cost in most states and we would rather you use them than lose the house to a mistake.
What we can do is move fast and give you certainty: no agent commissions eating the equity you still have, no showings while the clock runs, and a closing date that can be set before the sale date if title work allows.
What we look at before quoting a number
- The exact deadline, notice type and sale date
- Mortgage payoff, arrears, and lender fees
- Second mortgages, HELOCs, tax liens, HOA liens
- Whether a bankruptcy has been filed
- Realistic equity after all payoffs and costs
How a cash sale solves this
There is no listing period, no showings, no repair requests and no buyer whose mortgage can collapse three weeks in. You get one written number, a title company that handles the paperwork, and a closing date you choose — typically fourteen to thirty days from acceptance.
If getting a real number for the property would help you decide — even if you are months away from doing anything — ask for one. It costs nothing and there is no obligation.

Behind on payments / foreclosure — common questions
Can you close before the auction date?
Sometimes — it depends on how much time is left, how quickly the title company can get payoff figures, and whether any liens need negotiating. Tell us the date on your notice immediately, because days matter here.
Do I need to talk to a lawyer?
Yes, ideally. Foreclosure procedures differ by state and a lawyer or a HUD-approved counsellor can tell you which defences and timelines apply to you. We will work alongside whoever you appoint.
What if I owe more than the house is worth?
Then a sale cannot cover everything, and we will tell you that straight away rather than string you along. Ask your lender about a short sale or a deed in lieu, and speak to a counsellor before you sign anything.
